"you have to invest especially if you're investing you have to invest into markets that already have established short-term rental laws in place right so 100% we we've had some properties and markets that had that gray that gray area and then they come through and we're doing great business and then they come through and pass some some laws that are not favorable to our business right so you have to invest in those areas you have to seek those areas without a doubt"
