Short-term rental properties that offer unique guest experiences will consistently outperform the overall market and attract higher demand and rates, regardless of market conditions.
"everything that I was just mentioning that that guest experience focus and creating unique experiences to me is the Hedge against the market right so we have this huge push of people that are looking to just get airbnbs as real estate Investments but they forget about the whole Hospitality side so there there's a whole bunch of properties that are in the marketplace and regardless of what's happening to the market the properties that are focused on unique experiences will always do better than the marketplace regardless of the size of the property or any other Factor if it's a unique experience guest will seek that out and they're willing to pay more money for it right so we're investing heavily into those types of properties and those types of experiences"
Short-term Rental Success Factors
Correct
Mediocre or 'cookie-cutter' short-term rental listings will eventually phase out in the industry and will not perform as well as top-tier, unique properties.
"if you're just going to bring a three-bedroom two bath to I I don't know say Breen Ridge and you're only focused on like you know it's just going to kind of fit in with everything else you're you're Pro you have a lot more competition in that space But if you start looking at what are the top five uh short-term rental listings that are comparable to the asset that you want to bring there and then start really studying from photos to descriptions to uh uh amenities to uh reviews what are they doing differently and then how do you bring a asset that can compete with those those top five right everything else if you're just bringing a mediocre listing to the the marketplace in my opinion I don't I I over time I feel like they will phase out in this in this industry they can do well but I don't think they will do great great"
