"even if you do all these tricks 10 to 15 years is about the right time frame and I know that you know there was this period of time in from 2015 to 2022 where people were all over social media telling you that you could quit your job in 3 to five years maybe but the math is is kind of the same let's just say you made $100,000 a couple of years ago you wanted to replace your income and you were willing to save 40% and you know 12% return on equity which was is a great return on Equity maybe what you were averaging a couple of years ago it would still take 11 years so this idea that you could quit your job in 3 to five years if you're starting with 25 Grand and want to make a 100 Grand a year that's just not really all that accurate it was a little bit easier couple years ago but not all that much easier the average is still going to be in that 10 to 15E range which to me is super encouraging because it just shows how stable and predictable real estate investing is that even though we've seen all these changes in the market it's still going to be somewhere in the same range of taking 10 to 15 years"
