The author predicts he can transform value-add real estate properties with an initial 1-2% cash-on-cash return into properties yielding 10-15% cash-on-cash return within the next couple of years (from May 2025).
"if I'm buying a property that is in a path of progress and has a great opportunity to appreciate or there's great zoning upside or there's great value ad opportunity, then I'm willing to take cash flow that's maybe 1 or 2% cash on cash return off the bat because I know that over the next couple of years, I'm going to turn that from a 2% cash on cash return to 10 or 12 or 15% and I'm going to try and build a lot of equity."
